I had two people book sessions with me this week to talk about taking on cheap debt and buying Strategy preferreds to arbitrage the cost of capital vs the income earned.
There are additional risks to consider, but the simple math shows this type of trade making sense.
I'm building a calculator so people can simulate different scenarios for this. 
The free options for Invoicing sucked and it didn't seem like something I should have to pay for.
So Today I built an invoicing tool, open sourced it and published it on pleb tools for anyone to use privately and for free. 
I really want to buy more Bitcoin right now...

Just signed a lease today for a new rental, landlord asked me about accepting Bitcoin for rent. So cool.
Fearful sellers rotating into $STRC for fiat stability.
For $MSTR this means cost of capital 10.5% from selling $STRC and they will buy $BTC with expected gains of +20% per year.

I think $MSTR has a high likelihood of outperforming $BTC given a long enough time horizon.
But I still think Bitcoin is a better asset to own.
The fact that you can actually own it and that no one can take it from you without coercion and that it doesn't have counter party risk makes it more valuable to me even though the fiat exchange rate could under perform.
