Found an old Bridge today!

I milked cows and worked on a farm during the last 2 years of high school. But I never worked on tractors. So when these 2 old tractors cane w the farm, I really had no intention of messing w them. Lucky for me, my grandson and his buddies love that stuff!

A couple of days ago I visited a bitcoin friend that has a Willipini house. (Not sure I have the correct spelling) But damn! It was so cool! Built with huge cement blocks stacked on top of each other. Much of the structure built in the earth to capture michigan’s steady 55-56 degree Fahrenheit year round. If I understand correctly, There were some kind of insulating panels (or maybe more cement??) buried, at an angle, to direct earth heat into the building. He had several 6 or 8” tubing running out into the earth 150’ and back, on a steady 2% upward grade to let the warm air rise throughout the system. The South facing wall - all windows. Vents at both ends of the structure high up. He was creating a small pool to use and at the same time this pool would capture heat from the sun during the day and release heat at night. Water lines, drains, overflow basin; And even more science and systems that I can’t remember. It was Just an incredibly fascinating project and structure. Truly Inspiring.

Got the word from the bank today. Supposedly the loan is good. But I’ve been doing Real Estate for a long time. Nothing is a done deal until the paperwork is signed. However, this is a very good move forward! #farm #goodvibes :)

Still working on purchasing that property. Waiting on bank loan. Because I just don’t want to sell other assets we have and I do not want a taxable event. Apparently I have 3 of 4 votes. CEO is the last vote needed. I’m told the CEO is out on vacation. Should know more Monday. Was hoping to close while our son is still in town and go out there and have a celebratory drink! 7-22-2025 I’ve never been great at journaling. I’ve always leaned toward “less is more,” and brash loudmouths kind of make me ill. But I’m going to try to document this attempt to buy the 50-acre property I’ve had my eye on. At the very least, it’ll be a record of what I was thinking and doing—and maybe it helps someone else trying something similar. Years ago, we sold a house on land contract. Today, the buyer finally cashed us out, so I drove to Lansing for the closing. I had hoped to roll it into a 1031 exchange to ease the tax burden—but learned a couple weeks ago that ship sailed the day we signed the land contract. That was the official “sale,” not when the money shows up. Still, it’s a decent chunk of cash to help knock down the note—if we move forward. Just not the savings I was hoping for. I just learned how to make a “₿” from a bitcoin friend. Damn, that is cool!

AI spit out a spreadsheet. Not perfect—had to tweak formulas & layout. But the extra time gave us space to rethink financing. We already own a pole barn via our pizzerias. If we close on this land, I’ll sell that one & rent the new one to ourselves. Helps cash flow the farm. 🧠💸🌱

I didn’t want to sell any bitcoin for that property. We do have a couple of our rental houses up for sale. In the interim, I probably need to get a loan from the bank. Which I’ve already talked to the bank. Everything’s going well, but now they want some type of potential rental spreadsheet from money that might be earned from the houses on that property and other rental possibilities. I was gonna just type in Excel sheet up. Which I’m not great at, but I can do. But then I decided to have AI give it a try. Holy smokes. I’m not done yet. But wow was that amazing… I’ll post what I finish up here in a couple hours.
